Monthly dividend stocks pay you every month instead of every quarter, which makes them popular with anyone trying to cover regular bills from a portfolio. Below is a list of high-yield monthly payers as of February 2025, mostly REITs, business development companies and energy royalty trusts, many of them Canadian.
Treat it as a starting point for research, not a buy list. A very high yield is often a sign the market expects a cut, and several of these are small, thinly traded companies.

Prices and yields are a February 2025 snapshot and will have changed. Check current numbers before you rely on any of them.
What stands out
- It’s mostly real estate. About 60% of the list is REITs. They pay well, but they’re sensitive to interest rates, so when rates rise, both their prices and sometimes their payouts come under pressure.
- Energy royalty trusts are a different animal. Their payouts rise and fall with oil and gas prices, so the income is anything but steady.
- Some of these are tiny. GIPR, for example, has a market value under $10 million. Stocks that small can be volatile and hard to sell.
How I’d use it
- Start with the sector you’re comfortable with. A REIT that owns grocery-anchored plazas is a very different risk from a royalty trust tied to one gas field.
- Be suspicious of the highest yields. Somewhere around 6% to 12% is a more realistic range. A yield of 15% or more usually means the market doesn’t believe the dividend will last.
- Check the balance sheet. Look at debt levels and the payout ratio, meaning how much of its earnings or cash flow the company pays out, on Yahoo Finance or your broker’s research pages.
The names with long track records, like Realty Income (O) and Main Street Capital (MAIN), are the easier place to start. A big monthly payout only helps you if it’s still being paid in five years.
This isn’t financial advice.
